Through our partnership, we've created a best-in-class generator management company, blending Palmer's global reputation as a leader in generator expertise and our passion of creative optimization to create a new model for managing multi-site and residential generator systems.
Having worked with some of the largest property management companies in the region, we felt frustrated by business models that meant lagging results for clients and inefficiencies resulting from high turnover rates. We created a proprietary model that focused on proactivity, transparency and, of course, results. Clients like Amazon, Virginia Dermatology Associates, Patterson Eye Clinic and Quioccasin Station Shopping Center helped Manakin Property Services earn an industry leading approval rating.
While telecommuting is becoming a more popular option than ever before, no one likes working in a silo. That's why we created Office Alternatives in 2014. We saw an unmet need to provide a professional co-working space and prices points that helped small continue to grow. We introduced unique membership plans with month-to-month flexibility because we wanted to put small business growth above profits. With convenient parking and 24-hour access, we achieved our occupancy goals within 3 months of opening.
Didn't we mention we love a challenge? In 2012 Quioccasin Station lost it's anchor tenant and suffered, like most retail centers, from a lagging economy. But with such great, locally owned tenants that had become West End staples, we knew we had a diamond in the rough. Through capital improvements, creative lease structures and partnering with our tenants on their business plans and goals, Quioccasin Station went from 68% occupied to 97% occupied in 18 months, rent rates increased by 30%, delinquencies dropped to 0 and we are proud to have a 100% renewal rate since 2015.
There aren't a lot of companies that can boast that they've managed a 51 year lease, let alone two! Manakin Farms has held onto 5419 Patterson Avenue and 5421 Patterson Avenue since our founder, Matt P. Will purchased the lots while most of the West End was still under development. We are proud to work with Patterson Eye Clinic, our longest term tenant to date and excited to welcome Spectrum Physical Therapy this summer.
Our company's founder, Matt P. Will, always had a passion for drafting and building and when he had the opportunity to rebuild Bewdley, a historic plantation originally build by Major James Ball, cousin of George Washington’s mother around 1750, he had a new passion project. As his children grew he wanted to ensure they stayed closed and leased each of them adjoining properties. Our family has enjoyed the charm of the Rappahannock River for generations and now enjoy sharing that experience with others through long-term and weekly rentals.
